Lake Bonavista Real Estate Update - JULY 2019 STATISTICS


We saw a slight step back in July compared to what was a stellar June but still positive numbers overall.  There were 17 completed transactions in the Stampede month with 11 detached home sales, which was down from 16 in June and 6 apartment condominium sales, up from just 3 the month before.


The number of active listings took a turn with 60 active properties on the MLS compared to 52 which based on the running sales average from the past half year works out to a slightly higher 4.19 months of available inventory.


The average Days on Market (DOM) numbers for the sold properties decreased which is nice to see coming in at 68.88 days for all sales although we still had a few sold properties spend over 100 days on the market, 1 detached home sale and 3 of the 6 apartment condominium sales.  Looking at each category the detached single-family home DOM was 56.91 days and apartment condominiums came in under 100 days for the first time since April at 90.83 days.


Overall in Calgary we are still seeing numbers trend in the right direction compared to the same time last year with total MLS sales up by 6.4% for the month and the active inventory down by a fairly large margin at 17.3%.  The oversupply has continued to slowly ease and is keeping a bit of a lid on price decreases however pricing levels are still just under 4% lower across all property categories compared to 2018.


I know we run the risk of sounding like a broken record (large round vinyl things with grooves that play music for anyone under 35) but despite some gradual improvement in the sales numbers year over year, sellers must continue to be extremely competitive and realistic with both list prices and expected final sale prices and on the buyer side, solid value opportunities are still plentiful.

Dalhousie Real Estate Update - JUNE 2019 STATISTICS


We finally had the first solid month of 2019 in June with the highest number of sales over the past 10 months, led largely by an increase in detached single-family home transactions which increased to 9 from just 2 in May.


The number of active listings edged slightly higher from 47 to 49 currently, however with the vastly improved June sales numbers the amount of available inventory fell to 6.39 months compared to a rather bloated 8.06 months in May, based on the running sales average from the past half year.


The average Days on Market (DOM) numbers for the sold properties were also lower in 3 of the 4 property categories and overall dropped from 94.89 days in May to 56.63 days in June; a positive sign for the community as we saw just 3 of the sales with DOM numbers over 100.


The slow and steady mantra continued in June across the City and even with a 6% decrease in the number of sales compared to last year we saw some positive larger picture numbers with a 19% reduction in the number of new listings and a 13% decrease in the amount of active inventory. The oversupply has continued to ease and is slowing the decline in prices, if this trend continues it will ultimately lead to a more balanced Calgary market.


As we have indicated for the past number of months sellers must continue to be extremely competitive and realistic with both list prices and expected final sale prices and on the buyer side, good value opportunities are still plentiful.

Lake Bonavista Real Estate Update - JUNE 2019 STATISTICS


We had another solid month in June with the highest number of sales in the past 10 months and we also saw a decent drop in active inventory to go along with it. There were 19 completed transactions in June, 16 detached home sales and 3 apartment condominium sales.


As mentioned, the number of listings fell compared to last month as there are currently 52 properties for sale in the community which based on the running sales average from the past half year works out to 3.85 months of available inventory…a number that is certainly trending in a healthier direction.


The average Days on Market (DOM) numbers for the sold properties hovered somewhat around the same levels as last month with the detached homes trending higher and the apartments heading slightly lower. The average DOM for the apartments is still high overall coming in at 128.67 days down from 139.67 in May while the DOM for the detached homes was 76.31 days up from 49.13 last month as it seemed the homes either sold in very short order or lingered for months.

Dalhousie Real Estate Update - MAY 2019 STATISTICS


Coinciding with a slow and steady improvement with the year over year sales numbers for Calgary as a whole, we have also seen some improvement in the Dalhousie numbers with 9 completed transactions compared to 6 sales in 3 of the last 4 months.  Detached home sales slipped from 4 in April to just 2 in May however we saw improvement in all other property categories.


With much of the long standing inventory finally coming off the market and with the wide variance we can see with these smaller sample groups we have some inflated average Days on Market (DOM) numbers this month; 4 of the 9 sales spent over 130 days on the market with the longest listing hitting 228 days.


The inventory finally showed some improvement as well, there are currently 47 properties listed compared to 51 last month which works out to a 5.83 sales per month average over the past 6 months and puts the current active inventory level at 8.06 months based on this running sales average.


As mentioned, we saw an uptick for the second straight month in year over year transactions in Calgary with 1,937 this May compared to 1,733 in May of 2018.  We have also seen the new listing numbers come down so hopefully the market stays on track and this marks the beginning of the long-awaited recovery.


We have a way to go to get back to balanced conditions so sellers must continue to be very realistic with pricing while excellent value is still out there for active buyers.

Lake Bonavista Real Estate Update - MAY 2019 STATISTICS


Coinciding with a slow and steady improvement with the year over year sales numbers for Calgary as a whole, we have also seen continued improvement in the Lake Bonavista numbers with 18 completed transactions compared to 14 in April.  Detached home sales increased from 10 to 15 while apartment sales dropped just slightly from 4 last month to 3 in May.


The overall monthly Days on Market (DOM) number was higher this month which was once again strongly influenced by the high apartment DOM numbers…however the more important stat was the inventory level which inched lower and the current active inventory that dropped sharply from 6.29 months of supply to 5.39 based on the running 6 month average.


As mentioned, we saw an uptick for the second straight month in year over year transactions in Calgary with 1,937 this May compared to 1,733 in May of 2018.  We have also seen the new listing numbers come down so hopefully the market stays on track and this marks the beginning of the long-awaited recovery.


We have a way to go to get back to balanced conditions so sellers must continue to be very realistic with pricing while excellent value is still out there for active buyers.

Lake Bonavista Real Estate Update - APRIL 2019 STATISTICS


We had another strong month for sales in the community with 14 completed transactions which is also the most sales in a calendar month in the past half year…promising news overall.  The inventory continues to creep up but only slightly with 65 current listings compared to 59 last month which works out to 6.29 months of available inventory, a number that still leaves us in buyer’s market territory despite the increase in sales.


We made one deletion when calculating the Days on Market (DOM) numbers for the sold properties by removing one apartment sale that spent a whopping 417 days on the MLS as it drastically skewed the apartment DOM from the 50.33 posted to 142 days, which is not indicative of the current market conditions.  The overall DOM numbers dropped slightly with the high listing removed coming in at 38.46 days compared to 45.89 in March.


When looking at Calgary as a whole we continue to see positive signs with higher year over year sales numbers accompanied by lower new listing numbers, a trend that we hope continues as we work towards more balanced market conditions.


While we are on the road to stabilization, sellers must continue to be extremely competitive and very realistic with both list prices and expected final sale prices and on the buyer side of the ledger excellent value opportunities still exist.

Dalhousie Real Estate Update - APRIL 2019 STATISTICS


April was almost a carbon copy of March as we had 6 completed sales in the community once again, the days on market numbers improved dramatically as 4 of the 6 sales finalized in 22 days or less with the longest days on market coming in at a respectable 52 days.  4 of the sales were detached single family homes once again to go along with 1 row house sale (5400 Dalhousie) and 1 apartment sale (Vista View); we had no semi-detached/duplex sales during the month.


The active inventory level also increased slightly from 42 to 51 properties as we continue to see the spring market build…hopefully to be accompanied by some healthier sales numbers in the months to come.  Based on the rolling average from the past 6 months, which now sees the high October sales numbers drop out of the range, there is currently 9.86 months of inventory on the market which is still very much slanted in the buyers’ favour.


When looking at Calgary as a whole we continue to see positive signs with higher year over year sales numbers accompanied by lower new listing numbers, a trend that we hope continues as we work towards more balanced market conditions.


While we are on the road to stabilization, sellers must continue to be extremely competitive and very realistic with both list prices and expected final sale prices and on the buyer side of the ledger excellent value opportunities still exist.

Dalhousie Real Estate Update - MARCH 2019 STATISTICS


We have seen some improvement in the Dalhousie real estate market compared to February with 6 completed sales this past month, the uptick was expected and with the arrival of warm weather we expect to see the trend continue.


The days on market numbers are again quite interesting as we had 3 very quick sales that were completed in less than 21 days while the other 3 sales averaged 164 days on the market so both ends of the spectrum were represented in March.  4 of the sales were detached single family homes and the other 2 were duplex properties; we had no row house or apartment sales during the month.


The inventory also rose and is currently sitting at 42 properties right now…again this is to be expected as the spring market officially begins which generally marks the beginning of our highest inventory period of the calendar year.  Based on the rolling sales average from the past 6 months this works out to 6.15 months of available inventory which is still high.


On a positive note, the market has shown some signs of stabilization across Calgary as the year over year new listing numbers have dropped across the board and over the past few weeks we have also seen stronger sales numbers in some categories as well, again hopefully a scenario that continues and puts things back on the road to a balanced market.


As was the case in our last update, Dalhousie sellers still need to be extremely competitive and bluntly realistic with both list prices and expected final sale prices and on the buyer side of the scale, opportunities continue to present themselves while we are at a low point in the market.

Lake Bonavista Real Estate Update - MARCH 2019 STATISTICS


The fairly strong start to the 2019 real estate market in Lake Bonavista continued in March with some fairly solid numbers once again…nothing off the charts but holding their own as we wade through this market.


The overall Days on Market (DOM) numbers were rather interesting once again as we saw 7 of the 9 completed sales come in under the 30 day mark with 3 actually selling in less than 14 days and on the other end of the spectrum we saw the DOM numbers skewed higher by the 2 remaining sales that took 120 and 174 days respectively.


The inventory in the community has increased since last month with 57 current listings, which is to be expected as we are now into the spring market and that generally marks the beginning of our highest inventory period of the calendar year.  Based on the rolling sales average there is currently 6 months of available inventory which is still high.


On a positive note, the market has shown some signs of stabilization across Calgary as the year over year new listing numbers have dropped across the board and over the past few weeks we have also seen stronger sales numbers in some categories as well, again hopefully a scenario that continues and puts things back on the road to a balanced market.


As was the case in our last update, Lake Bonavista sellers still need to be extremely competitive and bluntly realistic with both list prices and expected final sale prices and on the buyer side of the scale, opportunities continue to present themselves while we are at a low point in the market.

Lake Bonavista Real Estate Update - FEB 2019


Despite a very chilly month of February that saw many buyers hibernate and stay home, the sales numbers remained relatively healthy to continue what has been a decent start to 2019.


The overall Days on Market (DOM) number crept higher last month, however it is primarily due to one apartment sale that had been listed for a total of 367 days, without this property in the mix the monthly DOM number would be a very respectable 59.13 days.  The inventory level also increased slightly since the beginning of the month with 48 listings currently on the market which works out to 5.05 months of available inventory based on the rolling 6 month community average.


The numbers in Lake Bonavista remain steady although not spectacular; we have seen a number of zero-day sales where properties have sold before hitting the public MLS or had buyers coming to the table immediately while others that have continued to linger on the market.

SELLING YOUR PROPERTY'S ONLINE IMAGE
Three Part Seller Series - Part Two
 

Last month we began with Part One of our series, Photos & Virtual Tours. Visual images are the most effective and important tools (of course, along with proper pricing) available to attract interest and showings through your listing. This month's focus albeit of secondary importance is still an integral part of your property's online image.

 

PROPERTY DESCRIPTION:
 

So why worry about a description if the visual is what truly brings in the buyers? The simple answer is why not? It boils down to fully exhausting every possible promotional avenue to market your home.

 

About 95% of real estate transactions go through the MLS system with a Realtor representing a buyer showing a client through a listing and preparing an offer to purchase. Additional marketing avenues that we employ like open houses, classified websites, printed flyers, illuminated yard signs, social media marketing and the like, are all classified as peripheral exposure. While they are not nearly as effective as the power and scope of the MLS system why would you choose not to utilize them and continue to look for new effective methods?

 

The same holds true for property descriptions. If a buyer is intrigued by the photos and the virtual tours of a listing the next place they go is to the write-up. Think back to how many user manuals you have read in the past 5 years compared to how many times you've gone straight to the illustrated quick-start guide and never even cracked the manual open. Buyers can certainly get a good idea of the property by looking through the images but the write-up will provide additional important information that cannot be communicated with images alone. The essential information in our write-ups includes:
 
  • Basic Layout
    Giving buyers a general idea of what rooms the property offers and where they are located. This gives the buyer a better mental image of how the photos really fit together and how the property flows.
  • Unique Features
    These are the attributes that may put a listing above the crowd or make it memorable to a potential buyer like "2009 SAM Award-Winning Builder!" or even something as simple as an appealing landmark or amenity located close by.
  • Extras & Upgrades
    This is one of the most important portions of the write-up. There is nothing worse than a buyer coming through the property and not being aware of all of the listing's positive attributes. Similar to the unique features a potential buyer should be aware of the extras and upgrades so they can truly compare the whole package the property offers to the competition.

The additional information categories should also always be filled out to their fullest, like directions to the listing, inclusions, accurate measurements and my favourite, school information. We always research and include the 'designated' schools for our listings not just the closest schools. It doesn't do a buyer much good to have a school located a few minutes away if your kids won't be going there.

Granted the MLS system is certainly not perfect and more often than not all of the information will not fit into the 1,020 characters allowed in the description field. That is where effective communication skills and the experience a Realtor brings to the table from working with buyers and sellers comes into play so the decision can be made as to what features will be the most saleable in a particular community or market.

To reluctantly reference a tired quote, if the pictures of a property are in fact worth a 1,000 words then you now know that the description is worth an extra 1,020...well characters anyway...because the MLS only allows...never mind, you get the idea.

PHOTOS & VIRTUAL TOURS:

 

This is still the most important facet of your online presence. When looking through properties on the internet buyers want to get a good feel for what the property looks like and the best avenue to achieve this is with top quality photos and virtual tours. Through our own experience and that shared with us by our own client base, listings with inferior or even worse, no photos at all are rarely looked at let alone considered for showings.

 

There is frankly just too little time and too much available inventory to consider properties that show poorly online. This point is exemplified by the photos below, they are taken from similarly sized and priced properties.
