The red-hot seller’s market conditions continued in Dalhousie as we saw the busiest sales month since we started keeping track of the numbers back in October of 2018 with a whopping 20 completed sales. Further illustrating just how busy it was and what kind of demand we saw, 8 of the 16 detached home transactions sold at or above list price and 13 of 16 firmed up in 14 days or less…it was one crazy month.
The Days On Market (DOM) numbers were improved overall from March and came in at 39.0 for the entire sales group, detached single family homes fared the best at just 21.0 days followed by the rowhouse category at 35.5 days with apartments coming in much higher at186.5 days as both sales spent over 6 months on the market.
The inventory level has remained relatively flat as well with 25 currently active listings which based on the rolling 6-month sales average translates into 2.73 Month Of Inventory (MOI) keeping the conditions in favour of sellers.
Looking at the overall Calgary market things were busy across the board with an impressive 3,126 completed sales marking the busiest April on record! Inventory levels pushed just above 6,000 total listings but the citywide MOI remained below 2 months at 1.89 and has led to notable price gains in many categories.
